Student Lettings Manager – Launch and Grow a New Division Location: Guildford Salary: c£30,000 base, £50,000 OTE

A highly regarded, top-performing independent lettings agency in Guildford is launching a new student lettings division – and we’re looking for an ambitious and entrepreneurial Student Lettings Lead to drive it forward. This is a unique opportunity to take the lead in building a brand-new arm of an already successful business. With over 500 student lets agreed since October 2024, the foundations are in place – now we need someone to scale it.

Key Responsibilities

Business Development

Identify and onboard new landlords in the student HMO and PBSA sectors Grow the student lettings portfolio to 50+ lets in Year 1 Build strong relationships with landlords, developers, and university contacts Lettings Operations

Register applicants, conduct viewings, and negotiate tenancies Advise landlords on compliance, licensing, and market rental values Track key performance metrics including let volume, renewals, and occupancy Strategy & Marketing

Work closely with the marketing team on student-targeted campaigns Analyse seasonality and optimise marketing during peak student search periods Attend university fairs and community events Build partnerships with student organisations and housing offices
